FMLS Residential · Vacation and second homes
Where a vacation-home dollar goes farther
North Georgia mountain and lake communities, ranked by trailing-year price per square foot. Lower means more house for the money. These are closed sales, not asking prices.
Big Canoe, Lake Arrowhead, and Bent Tree get lumped together as North Georgia mountain real estate. They are not the same market. This page uses a volume-weighted median of the last 12 months, because a single month in a thin community is one or two houses. Dollar-per-foot is the ranking. Typical size is median price divided by dollar-per-foot, so you can see what the money actually buys.

How to use this
- Bent Tree is the lowest dollar-per-foot among the named communities. Blue Ridge is the highest. Same mountains, different price of space.
- Big Canoe straddles Pickens and Dawson and is filed under two cities in FMLS: Big Canoe and Jasper. Those are two slices of the same community, not two communities. Do not add the closings together.
- A community with under 50 closings in a year can sketch a range. It cannot support a monthly trend. Open the report before you treat a number as a price.
- Views, elevation, lake frontage, and age move the price more than the community median. A waterfront premium is real and is not in this table. Use this to pick a market, then price the house.
