By accessing or using jeffcrowecre.com (the “Site”), you agree to be bound by these Terms of Service (“Terms”) and our Privacy Policy. If you do not agree, do not use the Site.

1. Acceptance of Terms

These Terms form a legally binding agreement between you and Jeff Crowe CRE / CENTURY 21 The Avenues (“we,” “us,” or “our”), a real estate brokerage operating in Georgia. We may update these Terms from time to time. Continued use of the Site after changes are posted constitutes acceptance of the revised Terms.

2. Forms, Contact, and Referral Disclosure

Submitting any form on the Site requires you to check a disclosure. By checking that box and submitting, you agree that CENTURY 21 The Avenues licensees and/or affiliates may contact you; that we may refer you to another real estate broker or related real estate service provider; that we may receive a fee or other valuable consideration for making or facilitating the referral; and that you agree to the Privacy Policy and these Terms.

We record the exact disclosure text shown to you and the date and time you accepted it. A referral does not by itself create an agency or fiduciary relationship with the other broker or provider.

3. Real Estate & Investment Services Disclaimer

Information on this Site is for general informational and marketing purposes only. It does not constitute professional real estate, legal, financial, tax, or investment advice. Brokerage or advisory services are provided only under a separate written agreement when one exists.

Property information — including prices, features, square footage, occupancy, rent rolls, and availability — is subject to change and is deemed reliable but not guaranteed. You are responsible for independently verifying information.

4. Estimated Financial Metrics & Analysis Tools

Certain pages display estimated financial metrics such as cap rates, cash-on-cash returns, NOI, and cash-flow projections. These are independent screening models for convenience only. They are not supplied by FMLS, any listing broker, or any official data provider.

Assumptions may be incomplete or inaccurate. Actual performance will differ. Obtain current rent rolls, operating statements, and professional underwriting before any investment decision.

5. IDX / MLS Information

Some listings are provided through IDX programs of participating MLSs and are for consumers’ personal, non-commercial use only. Listing data is copyrighted by the respective MLS. Information is deemed reliable but not guaranteed.

6. No Agency or Advisory Relationship

Use of this Site, submitting a form, or receiving a referral does not by itself create an agency, broker-client, fiduciary, or other professional relationship with Jeff Crowe CRE, CENTURY 21 The Avenues, or any of our agents. No such relationship exists unless and until you enter into a separate written agreement.

7. Intellectual Property

Content on this Site — including text, images, logos, tools, and calculated metrics — is owned by Jeff Crowe CRE / CENTURY 21 The Avenues or its licensors. You may not reproduce, distribute, scrape, or create derivative works without prior written consent.

8. User Conduct

You agree not to:

• Use the Site for any unlawful purpose
• Scrape, crawl, harvest, or systematically extract listing data or other content
• Transmit spam, viruses, or other harmful code
• Interfere with the Site
• Misrepresent your identity when submitting forms

9. Limitation of Liability

THE SITE AND ALL CONTENT, TOOLS, AND ESTIMATED METRICS ARE PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE FULLEST EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED. IN NO EVENT SHALL WE BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING OUT OF USE OF THE SITE.

These Terms are governed by the laws of the State of Georgia. Disputes shall be resolved exclusively in the state or federal courts located in Gordon County, Georgia.
